Residential lettings

Residential lettings

Grand Union Living specialises in residential lettings and property management operating in the Bedfordshire, Buckinghamshire and Northamptonshire areas.

We are fully focused on our priorities and the needs of the landlord. We strive to offer the best quality service in letting and managing properties and aim to make the process as smooth and transparent for you as we possibly can.

You will be managed by our dedicated lettings team who will take you through the whole process from your very first enquiry right through to moving into your new home, and your lettings agent will manage your tenancy throughout until you decide that you would like to move on.

We are able to offer a 24 hour, 365 days a year emergency repairs service so should the unthinkable happen we are only a phone call away. We believe that this kind of service is what sets us apart from other competitors in the market, along with the flexibility of our tenancies and the fact that we do not work on commission so our sole objective is to get you the home that is right for you.

All of our market rented properties are owned by Grand Union Housing Group and the market rents are set the same as private renting. They are offered on assured short hold tenancies with a minimum term of 12 months.

Our services include:

  • Comprehensive lettings and management services
  • Flexible tenancies
  • Your rights explained
  • Full check in, check out and after care service
  • Member of a recognised lettings accreditation scheme - Residential Landlords Association
  • Member of PRS – Property Redress Scheme
  • Transparent fees
  • Affordability appraisals
  • Fast track referencing
  • Fully protected deposit scheme with the DPS
  • Comprehensive inventories

Intermediate renting

Grand Union Living can also offer intermediate rented properties and the rents are typically set at 80% (or less) of market rents. They are offered on assured shorthold tenancies with a minimum term of 12 months, similar to private renting.

Grand Union Living, when letting the property, will require a deposit equivalent to one month’s rent and that the rent will be paid a month in advance. The deposit paid will be protected in a Rent Deposit Guarantee scheme and a copy of this will be provided at the beginning of the tenancy.

When an intermediate rent property becomes available, we will contact the HomeBuy Agent for the area the property is in. If you are interested in this option, you should register with the Local HomeBuy Agent. Grand Union has properties in Bedfordshire, Northamptonshire and Milton Keynes.

Northamptonshire and Milton Keynes – www.helptobuyese.org.uk
If you want to look at this option in other areas of the country, you can find the Local HomeBuy Agent on www.helptobuy.gov.uk/equity-loan/find-helptobuy-agent
If the HomeBuy Agent is unable to provide a new tenant for the properties, the properties will be advertised through Rightmove alongside private rented properties. In some areas they may be advertised through a choice based letting system.

You can search our current available properties on the rent page or contact our dedicated team on 0300 123 5544 or email lettingsteam@guhg.co.uk
